Terms and Conditions:
We request that guests book via our website by clicking on the “book now” tab. This will forward you to our booking engine (freetobook).
A deposit equal to the first nights stay is required at the time of booking. The balance is payable by the date of your arrival and will be requested via email up to 10 days prior to arrival. Payment will be made through our secure online system (Stripe).
Supplements can be paid during your stay using a valid credit or debit card (Sum up machine). Cards accepted: Visa, V pay, Apple pay, Maestro and Mastercard.
Your arrival:
We offer check in between 16.00 – 19.00 hrs (4pm – 7pm)
If our standard check in times do not fit in with your travel plans – please do not hesitate to call us to discuss alternative arrangements.

Your departure:
We ask guests to vacate their room by 10.30am. This will give you plenty of time to have enjoyed a leisurely breakfast and ready for your onward journey.
Cancellations / No shows:
We know that things happen and that there may be circumstances where you will need to make a cancellation. Please note we’re a small business and rely mostly on forward bookings, so cancellations can have a significant impact on us. If a cancellation occurs within 14 days of arrival the deposit will not be refunded. However, if the room is rebooked, then a full refund will be made, minus an administration charge of £10 (please see below).
We strongly advise that you have travel insurance to cover you if you need to cancel; many insurers now cover COVID related illness, so please ensure that your insurance provides you with adequate cover. We will happily provide you with a summary of your booking should this be required.
Shortening of a stay: full cost will be charged, unless we are able to reallocate the room.
Refunds:
If any funds over and above the non-refundable deposit have been paid and your cancellation is received with the cancellation period – a refund may be applicable.
Any refund will be given in the same as payment was received and is subject to a £10.00 admin. fee (this fee covers any charges and administration time)
Smoking policy:
We have a strict no smoking policy. Guests may smoke outside in the garden areas but not inside the house. Any guest who does not abide by our house rules will be asked to leave, without refund and charged for a professional deep clean of the room, including carpet and upholstery cleaning.
Keys:
If you lose your room and front door key, which you will be given on arrival, you will be charged the full cost of replacing them and the lock on the front door. Keys can be left with Carolyn, in a secure location, if you are concerned with losing them.
Damages or breakages:
Please respect the property whilst you are here. Please inform us as soon as possible if you break or damage anything. These things do happen and you will not usually be charged, however we do reserve the right to charge your card if the damage/breakage is deemed necessary to do so.
Lost Property:
Any lost property items will be disposed of at the end of the six month period after the visit took place. We will do our best to contact you and return to the rightful owner. We hold no responsibility for the loss or damage of your item whilst in transit.
EV Charging:
We have a charging point for electric vehicles, which is available for guests to use by arrangement. Guests will be charged for electricity used.
Guest dog policy:
We are happy to welcome well-behaved house-trained guest dogs in the Loch Long Room only please read carefully the information below:
Max. of one large dog or two small dogs in the room
A supplement of £10 for first night stay per room. Each additional night will be £5 per night.
We ask that you only bring your dog if they are fully house trained. If they do have an accident in the room that you’re not able to clear up yourself, please let us know straight away; any damage or excessive cleaning may occur an additional charge.
Please keep you dog under control at all times and be mindful that not everyone likes dogs, so please do not let your dog approach other guests unless they encourage it. Pets should not be left unattended in the room, unless in a dog crate. We appreciate that this may be difficult for mealtimes, as pets are not permitted in the dining room. Please discuss possible options with Carolyn. For the benefit of future guests, pets are not allowed on the furniture.
There is a large garden; however, the gates are usually open, so please keep your dog on a lead if they tend to wander off. As the garden is for all guests, please clear up after your dog and place bagged waste in the general waste bins (green) at the side of the house, thank you. We can provide poop bags.
We’d be grateful if you could dry off dogs and wipe off muddy paws before taking them into the bedroom – we can supply a dog towel.
Please make sure that your dog is up to date with flea, tick and worming medication and be aware that the garden is also frequented by deer.
