Terms and Conditions
We are happy to accept your booking over the telephone and to hold the room for up to 24 hours - allowing time for your confirmation and non refundable deposit to be made.
We will ask for a non-returnable deposit of £15.00 per room per night for the 1st nights stay
and an additional £10 per night per room for an extended stay.
Deposit payments are not subject to any credit/debit or pay pal changes and will reduce the balance due on arrival
We offer check in between 16.00 - 20.00 hrs (4pm - 8pm)
We also offer flexible check in times , so if our standard check in times do not fit in with your travel plans
- please do not hesitate to call us the evening before to make alterative arrangements.
Unscheduled late arrivals - Please keep us in formed and call us if you planning to arrive after 22.00 hrs (10pm)
For arrivals after 23.30 hrs (11.30pm) there will be a small charge of £2.50
We don't want to rush you in the morning and hope that our check out time by 1100 hrs will give you plenty of time to have enjoyed breakfast and ready for your onward journey.
Cancellations / No shows
We know that things happen and that there may be circumstance where you will need to make a cancellation.
Providing your cancellation is received and confirmed by email no less than 72 hours before the date of your arrival - no further payment will be required.
We do however reserve the right to make a full charge for any cancellation with less than 72 hours notice of the date of your arrival or for any shortening of a stay if we are unable to reallocate the room.
We would ask that payment for short stays are paid on arrival - and for long term guests payment is made midway through your stay.
We accept cash ( pounds stirling) for the balance of the stay (B&B less any deposit paid)
We also accept credit and debit cards -
Debit card transactions are Free of Charge
Credit cards charges will apply @ 2.5% High street Credit cards and 5% for AMEX
If any funds over and above the non-refundable deposit have been paid and your cancellation is received with the cancellation period - a refund may be applicable.
Any refund will be given in the same as payment was received and is subject to a £5.00 admin. fee (this fee covers any bank or credit card transactions costs and administration time)
We love having pets and ask them to bring responsible owners with them - Please ask for towels to dry feet and a wee bag for the garden bits .... (you know what we mean)
We know, that you know, there is a little extra work involved when a Pet comes to stay and this is covered by a small charge of £2.50 room fee for the first night, followed by a £1.00 a day for extended stays.
We also reserve the right to charge clearing up any mishaps in the room , should they occur.
